How Much Commission Do You Charge To Sell My Home?



STANDARD LISTING PACKAGE (5.5% Maximum Commission*): Comparative Market Analysis and Market Value Analysis; B/W Information Flyers inside the home; up to 16 photographs on MLS; San Jac Real Estate yard sign; national websites like Realtor.Com, Homes.Com, Yahoo.Com, and more; all forms, contracts and required addenda; Supra infrared lockbox (on occupied listings); Centralized Showing Service; weekly email updates on showings and feedback; unlimited consultations; assistance with negotiations and counteroffers; assistance finding services such as pest control, home repair, movers, insurance, mortgage, home warranty, and utilities; review the final closing documents for accuracy and attend the closing with you as your agent. You get all this for 5.5 % if a cooperating agent represents the buyer. The cooperating agent will receive 3% and San Jac Real Estate will receive 2.5 %. In addition, if your agent sells the home without another agent involved your cost is only 4.5 % of the sales price and you save 1%. If YOU find the buyer and there is no other agent involved, your total cost is 1% of the sales price, thus saving you a total of 4.5% and we still handle all the contracts and paperwork like we would on any other closing.

This is a premium discount package that includes more services than most other agencies even offer, but still charge you more for.

SBO PACKAGE:  ($995*) If you are selling your home on your own (For sale By Owner) and if you have already found a buyer on your own and just want us to handle the paperwork, contracts, addendum and required disclosures, we will make sure all of the necessary documents are signed and filed to ensure a smooth closing for you and your buyer. Take away the fear of selling your home on your own. We will make sure that all the correct forms, contracts and disclosures are used and will assist you with getting the documents to the title company. If any problems arise we will be there to assist and consult at no additional charge. Please note that your home will not be listed for sale by our agency and will not be listed on the MLS. This plan applies only after you have found your own ready, willing and able buyer.

PLEASE NOTE THE FOLLOWING: No commissions or fees are paid upfront. San Jac Real Estate does allow sellers to terminate their listing agreements before the expiration date, provided they give us a valid reason in writing for the termination and allow us 7 days to correct the problem (if possible) and provided that there is no pending contract for sale already on the property. Please consult with your individual agent about additions or changes to your individualized marketing plan / listing package.
